I work primarily in the DC Metro area with licenses in South Carolina, Georgia, and Florida. My clients are buyers, move-up homeowners, investors, and veterans. My average loan is around $500,000, and I work across conventional, FHA, and VA financing.
There's a planning conversation that often comes before any loan: refi break-even math, the real trade-off on 20 percent down, 15-year versus 30. I run those numbers for clients even if they end up borrowing somewhere else.
I'm also a long-term partner, not just a closing. I monitor my clients' loans over time and reach out when refinancing makes sense. Whether rates drop, their situation changes, or a better structure becomes available, I don't wait for clients to call me. I keep watch.
